We have an excellent knowledge of the local area and market conditions and offer a quality service, which provides suitable lettings for Tenants. Please find listed useful information for you as potential tenants looking to let properties and what are the associated costs.
Arranging a Viewing
Zoopla, Facebook and our website www.warrenandcolettings.co.uk list all properties available. If you see a property that you are interested in then contact the office on 01564 823917 or 07703 783339, or e-mail on email@example.com
All properties will have an Energy Performance Certificate.
If the property is vacant then we can arrange a viewing as soon as you are available. If occupied, we will just need to arrange a convenient time with the Landlord or sitting tenant.
Please note that for all viewings you will be accompanied by a staff member of Warren & Co Residential Lettings. We try and arrange viewings to suit your needs.
Making an application for Tenancy
Once you have seen a property you would like to rent, then we will complete a simple application form where we list all potential tenants aged over the age of 18. All applications will require a form of identification such as passport or driving licence.
An application fee is required to cover administration and legal costs including financial checks (i.e. credit check), employers and previous Landlord references.
Tenancy Agreement and Rental/Deposit payments
Staff at Warren & Co Residential Lettings will draft a standard tenancy agreement, which will be available for both the Landlord and Tenant and will take into account all relevant legislation incorporated in the 1988 Housing Act. If specific additional clauses are requested then these will be explained.
All Tenancy Agreements will be Assured Short term Tenancies, usually for a minimum period of six months. Shorter or longer terms available by mutual consent.
Rents are charged monthly, in advance, with the first payment and deposit being due before signing of a tenancy agreement. Rents quoted are exclusive of council tax, water rates, electricity, gas, telephone and any other utility charges unless specifically stated.
A deposit will be required (usually equivalent to one month's rent plus £100) and is held against the condition and inventory to the property.
